Most water heater problems fall into a handful of patterns. Here’s what you’re seeing, what usually causes it, and how we fix it:

If your tank is leaking from the bottom, a repair won’t help; the steel tank itself has failed. Everything else on this list is usually fixable.

Switching from a tank to tankless often needs a bigger gas line and new venting, which is why conversions land at the high end. Heat pump models may need a dedicated electrical circuit and a space with good airflow, like a garage.
We repair and install Rinnai, Navien, Noritz, Rheem and other tankless brands. Most tankless problems in the Valley come from hard water scale, so a yearly descale keeps them running and protects the heat exchanger. If you’re thinking about a new gas tankless unit, ask us first: South Coast AQMD Rule 1146.2 phases some gas tankless units toward zero-emission models over time.

A water heater swap isn’t just plumbing; it’s a safety installation. Los Angeles requires a permit for most replacements, and California requires water heaters to be strapped so they can’t tip over and break gas or water lines in an earthquake. Many homes also need a thermal expansion tank to absorb pressure from heated water, and every heater needs a properly piped temperature and pressure relief valve. Gas units need correct venting and a sediment trap.
That’s also why a cheap Craigslist install can get expensive: unpermitted work can cause problems with insurance or when you sell your home. We handle all of it.
